Kitchen-TransformationHome Staging is not about decorating your home to fit your lifestyle nor renovating your home at a large cost. It is more about redesigning your home to appeal to the largest number of buyers.  We all decorate our homes with our favorite personal items to make it our own. Sellers should remember that they need to be able to look at their space through a different set of eyes….those of the typical buyer in their market. Defining the typical buyer is something your real estate professional listing your home should be able to help you with.  You may find however this is sometimes overlooked or they may not have the skills to help you in staging.  The important components of staging are: depersonalizing, decluttering, correcting furniture placement, accentuating architecture & repurposing spaces.

Depersonalizing:  Remove items from your home that are strictly personal to you.  This includes family photos, hobbies, pet accessories and other items that are specific to your tastes or lifestyle.  The buyer needs to see a neutral but inviting palette so they can picture themselves living there.  This is also the first step in decluttering.

Decluttering:  By removing non essential items, you make your space look bigger.  This appeals to a buyer and puts you one step closer to moving, as it will mean fewer things to pack and move when your home sells.

Correcting Furniture Placement:  Our furniture is often a family heirloom or bought to fit a specific place; yet, we sometimes have to move it to another to accommodate our daily lives.  When selling, make sure it is placed to not block an attractive view, make it hard to walk around, or make your home look outdated.  This may mean moving it another spot or taking it away completely.

Accentuate Architecture:  There are certain features that few homes may have, some features that often add value to your home.  Make sure to draw the buyers attention to those features.  Don’t cover the large windows with heavy drapes to block the light, don’t block the view of the fireplace with a large couch, show off the high ceilings or decorative moldings by drawing the eye upward, and make your pool look as though you use it year round!

Repurposing a Room:  You may be using a bedroom for an office, a garage for a game room, a sunroom for an exercise room, or a pool house for storage.  You may want to consider converting that space back to its original intended use or “staging” it to show it can used for the latest trend.
